DISCLAIMER: If you are a new investor I highly encourage starting off in your own back-yard. If you do decide to expand out of state than its crucial that you have folks on the ground that you trust with 1,000’s of dollars.
The Initial Silo
Before you spend any serious time analyzing a market you need to understand what kind of investor you are; financially and emotionally. Are you risk averse? Limited capital? Looking for day one cash flow? Short term appreciation?
Investment strategies and metrics can vary by region. If out of state and starting from from ground zero. Begin with choosing a region (i.e. mid-west, west coast, sunbelt, east coast) based on your investing style. Then narrow your search to metros, and then neighborhoods.
Now on to research.

Important Demographics

I break demos down into three categories. (1) Demand Drivers, (2) Economic Health, and (3) Supply & Demand.
Demand Drivers. Insight into past & present growth.
Economic Health. How costly, temperamental, and diverse the economy.
Supply & Demand. Insight to how competitive a market. Rising supply over demand = lower prices.
Once you understand the supply side of the equation you can layer the demand numbers on top. Be sure to read up on local legislation and zoning to find/understand supply constraints.
Example of how supply effects rents:
Let’s say a metro has 750,000 households. 25% of the population are renters, or 187,500 renter households. 50% of the renter households live in multifamily units (93,750 units). Vacancy rate is 5%. So, there are 89,063 occupied multifamily units. AKA Demand = 89,063 rental units. (750,000*.25 =187,500 ; 187,500*.50 =93,750 ; 93,750*.05 =89,063)

With a population growth of 3%, developers would need to deliver 3,000 units per year to keep up with demand. Here’s what the forecasted supply would look like if 3,000 units were brought online per year.

Applying these demographics

You now understand what kind of investor you are, what region fits that style, and what demos to keep an eye on. It’s time to apply this knowledge.
The first step is identifying the metro. Start by compiling a list of possible metros and use Neal Bawa’s rule of thumb guide to filter**.**
Metros:
  1. Population Growth
    1. Large cities (i.e. LA/NYC) = 10% growth since 2000
    2. Smaller cities (i.e. Phoenix, Orlando, Las Vegas, Columbus) = 20% growth since 2000
  2. Income
    1. 30% growth since 2000
  3. Median House/Condo Value
    1. 40% growth since 2000
  4. Crime
    1. Sub 500 on the city-data crime index
  5. Major Employers
    1. No one employer has greater than 20% market share
Time to niche down to neighborhoods.
Neighborhood:
  1. Household Income
    1. Between $36-$70K
  2. Poverty Level
    1. Sub 20%.
  3. Unemployment Rate
    1. Not 2% greater than the metro rate.
  4. Diversity
    1. No on race is 75% or more of an entire population

Path of Progress

Next – identify the path of progress. This further solidify’s what neighborhoods are of the best quality and which neighborhoods you can expect to see growth.
Use the Wendy’s Model. Wendy’s historically followed McDonalds in order to attract demand. Like Wendy's follow the national retailers. They will find and create demand. Let them do the dirty work for you.
The best tool for this is Google My Maps. You can search major retailers (i.e. Target, Whole Foods, Costco, OrangeTheory Fitness, etc.) and pin them to your map. Be sure to keep the pins to a minimum. Be selective. By adding too many tenants you will muddy the map — defeating the point.

Comps and KPI’s

You now know what neighborhoods are good or bad and where growth is headed. Time to focus your attention on the real estate -- comparable’s and key performance indicators.

Rent Surveys & Sales Comps

First, run rent surveys on each neighborhood you identified as “good”. There are a myriad of resources for this — craigslist, apartments.com, hotpads.com, etc. Build out these surveys in excel. Make sure your noting things like Class A vs. Class B and renovated vs run-down.
Next, run comps using actual sales data and rents at time of sale. This will give you an average sales price, average rent rate, gross rent multiplier, and cap rate. Make sure date of sale is within a reasonable time frame (2 years).
Use this info alongside your underwriting and you over time you will be able to clearly see good deals vs bad deals.

I've been pretty against the notion that we should be trying to improve our team with guys who won't be apart of our "core" for the long haul but this Heat team is really making me reconsider. We know the Heat culture and have known for a long time. They're going to simply try as hard as they can to win as many games as possible each and every season. Combine that with hitting on your draft picks that aren't at the top, and picking up dudes off the trash pile who offer you something that you need and it looks like it's a real winning formula. For years it didn't look like a winning formula. They were essentially a rudderless ship, competing to just make the playoffs but that kind of mentality appealed to a star guy in Jimmy Butler who ended up being the dude who puts them over the top and gets them to where they want to go. Even look at last year's Raptors and you'll see the same kind of story.
Moving away from the Heat and Raptors and looking toward the tanking model, you don't really see a situation where it's panned out. The Sixers are obviously the pioneers of this strategy and where exactly has it gotten them? Maybe they were just unlucky getting 2 great players who just don't fit together but that's also the risk you take. We know Hinkie didn't get to finish his vision but I mean he's not gonna teach Ben Simmons how to shoot. It was just not really going to work. That strategy may be the only option for smaller markets but this is freakin NYC. We shouldn't have to bank on some fuckin ping pong balls to get a star player.
I think if we start focusing on getting wins and become less worried about how many ping pong balls we have at the end of the year or how many "maybe they might pan out guys" we have on our roster, we may start ending up with guys who can actually bring us a trophy.
Obviously I'm not advocating for trading everything we have away just to win 45 games next year but there's some kind of middle ground there where if we put our time in and show these guys we're about winning it will end up working out for us down the road. Go out and get a guy like CP3 or a Jerami Grant who might not end up bringing us a chip but at the very least we know that they're going to make us a better basketball team. Establish an identity and something that guys like RJ and Mitch can buy into where they learn how to win games rather than just continuing to do the whole maybe Mudiay can figure it out if he's here.
This has kind of turned into too long of a rant and I could keep going but I'll stop it there I guess

Hi /nycbike!
What are some bike shops in Manhattan that have a good selection of clipless shoes (models, sizes and so on)? I'm thinking of taking the plunge and my LBS has a limited selection. For that matter, selection of other cycling gear (gloves, accessories)? Whether it's REI or some of the larger NYC bike stores...I just want to go somewhere with options.
Bonus question: Any advice on clipless shoes/pedals, factors to consider? I've been wearing sneakers and they're getting cold, covered in grease, and I slip. Proper bike shoes seem to make sense?
I'm currently working my way through blog posts and guides. I'm mainly doing laps around Central Park (3-4 times a week) or across the GWB along Route 9 (weekends).

2020.09.27 14:04 iammegiam Time to replace the car. Let's brainstorm!

We currently drive a Kia Niro and hate the car. The story behind the Niro isn't important but wanted to frame what we drive now. We've usually had a Prius or similar.
But now it's time to upgrade. We are tired of seats that are not comfortable, lackluster power, and shitty interiors. We love road tripping and the interior of cars we've had just... suck. We are a married couple and have 1 dog (greyhound) and regularly foster greyhounds (just 1 at a time). We live in NYC and have off street parking available to us.
We've been curious about Volvos (ie., the XC models and the V models) and BMWs. A bit concerned about reliability of the Volvo and the BMW SUVs drive a bit like a truck. Living in NYC, it's a bit more of a hassle to test drive so we've been eyeing places like Carvana but that eliminates the ability to do CPO which is recommended with Volvo. We'd prefer a T6 on the Volvo and AWD on any model.
We always buy used and are targeting the $30k-$40k price range.
Anything else I should be considering?

I have been living in a condo in NYC with shared charging and I just bought a house - closing early November.
The first thing I want to do is install a Tesla charger for my model 3. It looks like if I install a 60 AMP connection, I can charge at over 40 miles per hour.
Does anyone have experience with this choice? What charging rates are you actually seeing?

The Notorious RBG's death came during a very unique window of time in regard to both her chart and the unfolding US political crisis. It's almost eerily right on time somehow for one of the two major parties.
Beyond being the passing of a hero worth mourning, the Supreme Court vacancy she left behind opens up right in the middle of the growing divide between president, congress, and people of the US. The loss of that particular figure at that exact time did more than highlight an ideological polarity to Trump's general agenda; either it gave a heavy advantage to it, OR provided an opportunity for the people to really see, with eyes wide open, the nefarious hypocrisy and dishonesty not just of the president but of his major congressional allies like Mitch McConnell. Just ... all at once, out in the open, during the most frayed period of the pandemic/protests/campaign the loss of Ginsburg created a whole new arena in the heated partisan battle. RBG's passing made this sudden and unfortunate but almost too perfect contrast between Trump and his values as a lazily educated, aggressively hateful, entitled, inheritance-wealthy sexist, and herself and her values as a self-made, hardworking, accomplished, trailblazing woman who earned what she had and used it to battle oppression and ensure rights for others.
Feel free to skip the next two paragraphs
This write up doesn't aspire to fortune-telling nor will it attempt to delineate specific things according to any one school of astrology or another. It's not looking for a Hyleg, Alcochoden, or any other complicated nor specific significations but simply to note the basic and obvious symmetry of traditional planets, here between RBG's natal chart and the chart of her passing. Keeping it as basic as possible helps illustrate the kind of harmony (and disharmony) we see playing out in real time. After all, that's what the idea of a musica universalis is all about.
Chart "interpretations" get stuck on themselves when taken from snapshot images of the heavens like with natal and horary charts. The universe is always moving so trying to predict a future that will have shifted through time by looking at a static image should only be expected to offer so much insight. Furthermore, us mortals tend to load these charts down with our own expectations and beliefs until they're too heavy to also hold the weight of any truths or rationales. Our urge is often to project onto charts that they should somehow contain all of the information in the universe, nicely packaged right there for us to absorb or something. Why? Just because someone else wrote that it might and told us with certainty how they thought it should work? Because we know we're connected through things we can't see and yearn to reveal what it is? Totally, yeah, plus more reasons, but surely we must learn the basic concepts our ancestors laid out. Until we become intimately familiar with those concepts, what they were based on, become familiar with the range of applicable subjects like psychology, sociology, physics, language, logic, and history and then spend a great deal of time tinkering and observing the heavens move about ourselves we shouldn't expect any of it to have value. People tend to approach astrology as if it's religious dogma and yet astrology in spirit and practice is the literal opposite. Astrology is the standard by which we should be measuring other things so to measure it according to belief-based standards is a fool's errand. How do I know that? Because it's me, I'm fools. We all lean down to drink from the same fountain of inspiration while muddying it for the next people with our hands as faces as we do. That's part of it, so all we can do is keep catching ourselves and tring to scrub of the excess dirt as often as possible. Astrology inspires religions and it should never be the other way around. Whatever any of us think astrology may or may not be it will either function or it won't. Period. It's up to us to be competently armed with knowledge of its tradition and a willingness to engage it over time hoping to let go of preconceptions in order to replace them with genuine experience and insight. When we engage astrology in this way we certainly do notice that it seems to be trying to reveal things; profound things that are of use to us.

Anyway, since time continues to unfold according to mysterious yet discernible patterns which always seem to relate to everything else like it's all some big harmony, check out RBG's charts. Keep in mind her natal chart is drawn for noon because the time is unknown, therefore what are the house associations and whether it's even a day or night chart are not known. • what is the largest "container" for her passing relative to the birth chart? It came just before her third Saturn return. Saturn, setting the stage, had teased into Aquarius earlier during spring, heading toward her own powerful Saturn in Aquarius before turning back to antagonize Jupiter further. A year and half isn't chump change to most of us, but for Saturn's 28-year cycles it is. Saturn teased her third return in the place where the sun begins to thaw and melt and subdue Saturn's harsh coldness (by Leo being opposite) but, like for all of us collectively, just did so to watch Mars pass before heading back into its other more constricting sign of Capricorn so to resume overseeing Jupiter's fall there. That is the largest context into which her death fits — shortly before the third Saturn return. It danced between its two signs of domicile and she fell after it had headed back to the one that doesn't agree with her own strongly placed Saturn and once all the other factors lined up like being square rx Mars in its domicile, as well as sextile her sun which is under Jupiter's jurisdiction from Pisces. :-/
• The second largest containecycle it fits into is Jupiter's. Jupiter had only juuuust come out of its retrograde in Capricorn very tightly trine to hers!! Notice that her Jupiter is in detriment in Virgo and that Jupiter in Capricorn is in fall! It bodes unwell for doubly debilitated Jupiter to line up by easy trine. Furthermore, while the natal chart has Jupiter in detriment it's also mutually applying rx to an opposition with Venus who is exalted in its sign of Pisces. It looks very tense and kind of ambiguous but clearly was productive for her overall during life ... but it's just eerie that's what took her at the end. It is notable that she had to work hard in life to overcome the disadvantages of being working class, Jewish, and a woman in the 20th century US and that as she did so acquired happy marriage, children, success, and a powerful position of honor and influence. Each of those things relate to Venus and Jupiter. It seems relevant that expanding and increasing (Jupiter) the reputation and rights of females (Venus) through law (both tho) was the task to which she was dedicated and at which she excelled. Kinda beautifully apropos perhaps. Side note: This is one of those examples that makes you go, huh, is diving directly into challenge the way to create things that have real value? Answer: If you're prepared to, yeah, probably. Definitely probably sometimes awesomely, but maybe not always. Don't know until you try. Either way, real time Jupiter afflicted by Saturn by sign and its presence triggered her Jupiter which was debilitated and in a tight spot against her capable Venus (in tension with its debilitated ruler), at a key point in her Saturn cycle.
• Now for the really tight stuff. If you've read this far it will be of interest. Notice the sun separating from opposition to RBG's sun. This one component of the transits goes a few different directions at once and seems to be the activating principal at work within the larger containers. It's not just that sun was opposite her sun, but it was so precisely when the nodes were squaring them! Precisely. That's really another "larger-cycle" transit because nodes square a planet every 9 years. When it happened this time to RBG's sun, the sun itself happened to be opposite and was therefore lining up with a big, nasty looking grand square (as people might call it). This square happened in the mutable signs too and so all four signs involved fall under the jurisdiction of Mercury and Jupiter ... refer back to her poorly placed Jupiter being trine to a poorly placed transiting Jupiter that was just coming out of a retrograde exactly at the same degree while the nodes were square from the other mutable axis. What's more is that the new moon had been just a few minutes past exactly opposite her sun. You can't make this kind of stuff up. You do NOT need modern outer planets nor asteroids nor any of that kind of extraneous crap to see how these charts actually move into and over each other! It's all right there as it is, plain as day: all of these different themes are twisted up, long-cycles are set in place, then the luminaries themselves barrel right through the trap and it snaps shut. In addition, during the new moon the day before is when transiting Venus exactly opposed her Saturn; it's like a similar-but-opposite theme to her own Venus opposite Jupiter between its and Mercury's signs. This aspect had Venus opposite the other outer planet from its own sign to the sun's ... with that big old sun-opposite-sun-square-the-nodes thing going on + new moon. Right? See that? Themes all twisted up. It all moves together. Activated. And it coincided with the end of a long and noble life. Bless her.
• It also seems interesting to note that her sun and Mercury are roughly contra-antiscia, meaning reflected about the equinoctial axis. Since the new moon at the height of the nodes (90° past the moon's north node) was opposite her sun and her death occurred once the moon had crossed from Virgo into Libra, it would seem to have activated the opposite equinoctial contra-antiscia. In fact the moon, having moved into Libra from that lunation, was applying to transiting Mercury itself while it was in the sign opposite her natal Mercury, and while they both also were applying to an opposition with Mars. This means aaaaall of those themes were being carried by the moon directly into Mars' and Saturn's square.
So finally — the day after the new moon that completely highlighted RBG's chart separated across the autumnal equinox (which is the beginning of the sun's death) and moved into the sign between both of her luminaries where it doesn't see either one very well it applied to Mercury, as the ruler of her Jupiter while the planet Venus (which is natally opposed and ruled by her Jupiter) was opposite Saturn, and while both moon and Mercury applied to an opposition to Mars, in residence, a square to Jupiter in fall under Saturn, and a square to Saturn itself in residence ... she went to her final rest. Like ... what kind of beautifully sad sort of celestial poetry is this? One final thing to point out is how transiting Venus and sun were separating from their oppositions. That is very common. Often the swifter planets will be parting from tense aspects by one or two degrees when tragedy befalls or when indicated events unfold.
George Floyd's chart had a similar kind of lunisolanodal transit happening when he was murdered earlier in the year. In fact, there's some interesting stuff to note about the moons involved in some of the high profile murders this year.
• Some may appreciate the idea that the time of RBG's death coming around the Jewish new year indicated her status as a righteous person and I would wholeheartedly agree.
What a beautiful person she was. Not everyone actually makes "America great," but she is and will continue to be one of its heroes and role models as long as it endures.
Oh yes, that's right — the Trump part; considering that Donald Trump's sun is at 22° next to his north node at 20° of Gemini (with moon opposite between) ... her passing at the big sun/sun/nodes grand mutable square definitely highlights his chart ... and ... like, wtf is that? According to that it seems like her death would have some sort of impact on his life. Already we see that a very important issue concerning whether or not Trump and his allies should fill her vacancy has sprung up and it may be a key part of how the next election turns out. I don't know who'd even want to try their hand at predicting what's coming up, but let us hope that the spirit of RBG somehow will achieve in death what it did in life by pushing hateful bigotry further away from its entrenched seats of power.
On another note, take a look at her Scorpio moon eyes. Just a hint of smile below. That's the look of a capable person who has fought adversity for years for the right reasons, won, and loved it. Yes!
In case the question has arisen, no, this isn't politically motivated — politics are a frustrating and necessary (always dangerous to someone) part of civilization is all, and nobody who presumes to rule should be trusted to do so of course. That includes Biden. What a dunce! To be overseen is what we, the people, ask for and even demand. Exams: I wanted to take the SAT with Essay, and the Math level 2, Biology M, and U.S. History Subject Tests. But due to pandemic, I've been canceled in August, September, and now October. It seems that in NYC and NJ, most of the test centers are closed. Also, I can't travel very far to an out-of-state test center as I have to take care of my mother and brother since my dad works 11 hours a day. I'm the treasurer of the National Honor Society and am currently running for president of student government. Since 9th grade, I've spent 400+ hours tutoring underprivileged students at my local library. I also have 200+ hours at an organization that uses horse therapy for emotionally disturbed children (like my brother). Did this happen? Were Spain’s hardest hit provinces in the spring spared in the second wave?
To get a quick sense of the answers to those questions I plotted the cumulative number of cases per 100,000 population in the Spanish provinces since June 15 against the proportion of the population in the provinces that tested positive for antibodies after the first wave. If herd immunity were playing a large role in suppressing cases in the second wave, we would expect to see a negative relationship between provinces with high levels of antibodies in the population at the end of May and total case counts since that time…

Instead of a negative correlation, there is a positive, although weak, correlation between having higher prevalence of antibodies in the population and having a higher case rate in the second wave.
…Take Madrid for example, if roughly 13% of the population had antibodies after the first wave, at least one of the low-HIT models estimates the Rₑ would be approximately 60% lower than than the unmitigated reproductive rate (R₀). If population immunity were reducing transmission in the Madrid area by 60% below unmitigated levels, it seems unlikely Madrid would again have one of the highest rates of infection in the second wave [yet it does].
…Ultimately, the strongest conclusion that can be drawn from this look at infection rates is that there is not clear evidence herd immunity is playing a significant role, yet.
Also take a look at a deeper dive looking for herd immunity in Sweden (spoiler alert: no signs of it yet).

The problem.
Covid has sped up a problem/opportunity I have been dealing with all these years. ---The coordinating of all stakeholders along the specification food chain to agree on specialty finishes. This is a large in dollar but niche industry that no one is catering solutions for.
Idea.
Incorporate the power of 3D modeling software like Unity to develop a bank of usable facade components to test various manufacturer's finishes and couple this with an intuitive project management/team builder component.
Possible Concern.
Doesn't Revit or CAD take care of this? The initial back and forth for finish choices between stakeholders, architects, and building owners/developers goes on for over a year and through email with screenshots.
Parting Thoughts.
This is a very interesting market with a lot of unsexy moving parts that get overlooked. I am well connected to the industry... an industry literally that doesn't attract sleek or top developer solutions. As a B2B solution we would be making some top executives look like heros all the while they throw money at us.

Just received my registration in the mail this morning to conclude (well, there's still the title but that can wait) a pretty positive trade-in experience with Carvana.

Vehicle Selection
It was the end of August when I decided to trade in my old Jeep for a newer Wrangler, and started browsing online for suitable options (wanted a newer JL with some newer features like apple carplay and stuff). I live in Western Massachusetts and the dealers around me don't have the inventory i wanted, and i didn't want to buy a new one. I monitored Carvana's inventory for a while and noticed how fast their cars went, but most of the cars with the options I want are previously rental cars, and I wanted to stay away from those. One day I was browsing and away from home (in NYC), so the website set my location to be NYC and I saw a Wrangler that perfectly meet my requirements, but strangely, it wasn't in the list if I switch the option back to western MA. I saw the car's location was only in Indiana so i thought the delivery fee to NY/MA is probably not much different, so I added it to my Saved list. When I got home and dug out the title for my previous car for the trade in, I didn't know if I was able to start the purchasing process since it wasn't an option when I search the cars in my area, but it turned out to be fine and I was able to start the purchasing process with the same amount of delivery fee displayed before. So I guess if you don't see the car you want, try to change your location and browse elsewhere, there might be some cars you're not seeing in the list in your location. Now since the Massachusetts RMV requires the title form to be signed by your insurance agent prior to taking possession of the vehicle, I had to complete the form within 24 hours after Carvana sent it to me. I've seen other buyers in MA that had to do a 3 way call with Carvana and their insurance agent, but for GEICO I literally just requested a signed form through their online portal and filled in the rest after I added the new car to my policy, so it was really no hassle or anything.
Important: if you receive any documents from Carvana for you to sign, make sure to check all the details they filled in. For my MA title form the guy really did a bad job filling in my information and I had to call them to make several corrections on the form. And they still messed up my name on the purchase agreement for my trade-in vehicle on the delivery handoff, so I had to write corrections on the form and sign initial for the corrections.

Delivery
I set the delivery to 8 days later so it gives them enough time to figure out logistics. Plus transporting from Indiana to MA is not like going across the entire country, but I was still worried as there're so many horror stories on this sub about sudden change of delivery date with a short notice, or "delivery truck breaking down", lol. Luckily, nothing happened to me and I receive a call from the local delivery person an hour before set delivery time, asking me to send a selfie with my driver's license, and proof of insurance on the new vehicle. She arrived on time with a vehicle basically as described on the website, and some of the cosmetic "defects" noted on the website was really hard to see in person, I think it helped when the car I got was a newer model with really low mileage. It was a 2018 model but only sold by the dealership in summer of 19, and I guess the previous owner really only drove it for 8 months until the pandemic hit and had to sell it. When I took it for the test drive, the deliver person stayed in my yard to check my trade-in vehicle, so I wasn't exactly sure what she did to check it. It was a perfectly fine car so there shouldn't be any problems anyway. I did put in the appraisal forms that there was scuffs and scrapes on the car, but there were probably some more that I missed, but the delivery person didn't seem to care.

Registration
Now here's where my experience differs from a lot of other buyers on this sub, partially thanks to the painful and somewhat stupid registration laws in MA. Temporary registrations and tags are illegal in MA, and normally you have 7 days to transfer your existing registration to the new vehicle, but with the pandemic they extended the grace period to 21 days after purchase. In the meantime you can just hang your old plates on the new car. News came in delivery that the person told me they're having a 21-28 days delay with the RMV because the transactions are appointment based now, and they were only allowed a certain number of transactions per day with the Mass RMV. The car still came with a temp tag and registration from GA, but it's basically useless to me. This means after 21 days from delivery I would be driving the car without valid registration, but since I'm hanging my old plates, it wouldn't really be a serious problem unless I get pull over by the cops for speeding or something. Even then I can explain to them the delay and everything and the cops usually let it go. The delivery person also told me they only had 1 customer that got pulled over without the valid registration on time and that guy only got a ticket for speeding after explaining everything to the cop. I guess the good thing with that kind of law in MA is that Carvana will start your registration process soon after delivery, instead of waiting after your 7 day period to end (at least that's what the delivery person told me), and I was lucky enough to receive my registration only 15 days after delivery.

Vehicle Inspection
Now even though it's basically a new car with only 7k miles, I still wanted to get a CPO check from the dealership within the 7 day return period, just to make sure. A useful tip for this part is that try to make a service appointment earlier, before delivery, to make sure you have a time slot during the 7 day period, because it's really a 6 day period, and 1 day is Sunday with no dealership opened. I had to call literally every dealership around a 30 mile radius to finally find one with an open appointment slot, thankfully. So make those appointments early if you're bringing into a dealership, and you can always cancel it if your delivery got messed up and had to postpone. Again, thank god the mechanics didn't find any problems so it saved me the hassle to go through with Carvana and SilverRock.

Customer Service Experience
I've seen so many horrible customer service experiences on this sub so when I had to contact them about registration, I just called earlier and selected the call back option. The first call was at 5:45 pm, and I received the callback at 6:30, and another call was at 2:45 pm, and received the call back 2 hours later. So don't bother to stay on the line with the "your wait time is greater than 30 minutes" BS lol, just have them call you back if you can.

Anyways, I consider myself pretty lucky of coming out of the other side of this process in a relatively short period of time, and I hope my experience can be useful to any future buyers in the state of Massachusetts, because our experience can be really different to some of the others on here due to the fucked up laws and RMV lol.
